Governor Sherrill Announces Bold Action to Expand Housing Supply and Lower Costs Across New Jersey

Governor Mikie Sherrill announced a new initiative to expand housing construction and lower costs by increasing Affordable Housing Tax Credit assistance and selecting 30 municipalities to receive technical assistance through the New Jersey Housing Opportunities for Municipal Equity and Success (NJ HOMES).

Municipal officials, planners, and residents gathered at NJ TRANSIT headquarters for Taking First Steps Toward a Transit-Friendly Future, a forum featuring state agency experts, small-group discussions, and practical strategies to advance transit-friendly planning, housing, economic development, and mobility across New Jersey.

SOMERVILLE—AvalonBay Expands with 117 Luxury Apartments in Mixed-Use Transit Village Alongside Somerville Train Station

AvalonBay began construction on Phase II of the Somerville Station transit village, adjacent to Somerville Station on the Raritan Valley Line. The project will add 117 apartments to the 257 units completed during Phase I. Completion is expected by Fall 2027.

Vacant N.J. Malls Could Become Housing Under Proposed Law

A proposed NJ bill, S1766, would enable the conversion of underused office parks and vacant shopping malls into mixed-use developments by overriding local zoning rules that prohibit housing in certain commercially zoned areas. Efforts are already underway in Eatontown to redevelop Monmouth Mall into the 1,000-unit Monmouth Square.

MARYLAND—Governor Moore Breaks Ground on Addison Park, Bringing High-Quality Affordable Housing to Seniors in Capitol Heights

State and private leaders broke ground on Addison Park, a 293-unit affordable housing development for seniors that will also host on-site supportive services. The project received $85 million in financial support from the Maryland Department of Housing and Community Development and will be located near Addison Road-Seat Pleasant Metro Station.

OREGON—New Affordable Homes Paired with Services Open in the Heart of Portland’s Central Eastside 
Press Release, Oregon Metro | June 24, 2026 
Portland and Oregon Metro officials gathered to celebrate the opening of Alder 9, a new affordable housing community in Southeast Portland. The development includes 159 affordable units, 25 of which offer rent assistance and supportive services for people experiencing or at risk of homelessness. Residents will be within walking distance of the Portland Streetcar.

NEW YORK—Governor Hochul Announces Completion of $72 Million Affordable and Supportive Housing Development on Long Island

State officials and developers celebrated the opening of Estella Housing, a new affordable housing development in Hempstead. The project offers 95 affordable units with 42 set aside as supportive housing for vulnerable individuals and veterans experiencing homelessness. Residents will be within walking distance of the Hempstead LIRR Station and the Nassau Inter-County Express Bus Terminal.

MONTCLAIR—Veteran Housing Building Revealed for 210 Bloomfield Avenue in Montclair, New Jersey

DIGroup Architecture released renderings for the Montclair Veterans Service Center, which will feature 11 supportive units for veterans and the Crawford Crews American Legion Post 251. The center will be located just a short walk from Bay Street Station..

WASHINGTON DC—Neighbors at H Street Planning Sessions Wonder: Where’s the Transit?

The Washington D.C. Office of Planning is updating the H Street NE Small Area Plan to revive the corridor through more housing and mixed-use development, but residents question its limited focus on transit. Community members urge closer coordination with the planned Gold Line Bus Rapid Transit (BRT) project, with the final report expected in September 2026.

CALIFORNIA—Skyscrapers Encouraged: Development Near Transit in California’s Biggest Cities Poised for Major Boost from New Bill

California lawmakers are advancing AB 2074, which would accelerate high-rise, transit-oriented housing development in seven major cities by streamlining approvals, setting minimum zoning standards, and creating a $500 million revolving loan fund. After passing through the Assembly on May 28, the measure heads to the Senate Housing Committee.

MARYLAND—New 354-Unit Apartment Community Opens At North Bethesda Metro Station

Metro and LCOR opened Envoi, a 354-unit residential community at North Bethesda Station and the final phase of The Quad at Pike District, a mixed-use development totaling around 1,300 units. Built on Metro-owned land, the development received support from Montgomery County’s More Housing at Metro Act, which encourages TOD on Metro-owned land.

OHIO—Major East-Side Projects Reach New Heights

Construction is accelerating along the Warrensville Center Road corridor as developers advance hundreds of new apartments and mixed-use projects across the Heights. Several projects are scheduled to open or begin leasing between late 2026 and 2028. The Greater Cleveland Regional Transit Authority (GCRTA) will upgrade its transit facilities to support this growth.

CAMEROON—Douala Plans $100 Million PPP to Build Fleet for Future BRT Network

Douala, the largest city in Cameroon, has advanced plans for its first Bus Rapid Transit (BRT) system under the Douala Urban Mobility Project (PMUD), with a total estimated cost of $580 million. The future network will feature four lines spanning 17 miles and 48 stations, along with five major transit hubs.

CANADA—Size of B.C. and Federal Condo Acquisition Program Could Wipe Out Half of Metro Vancouver’s Unsold New Condo Inventory

Prime Minister Mark Carney and B.C. Premier David Eby unveiled the Canada-British Columbia Partnership on Condo Conversion, a plan to purchase more than 2,000 vacant condominium units from developers and convert them into affordable housing. Key program details on which units will be purchased and for how much have yet to be released.

VIETNAM—Hanoi Launches Construction of Five Metro Lines Spanning Over 300 KM

Hanoi began construction on five new metro lines that will add 186 miles to its transit rail network by 2030. The lines will connect major transport hubs and urban growth areas, including housing developments operated by Vingroup, Vietnam’s largest private conglomerate and contractor for the project.
