Transit-Oriented Development Can Help Cities Grow. Which Urban Areas Are Doing Best?

The Urban Institute created a new interactive tool to identify which urban areas have invested the most in transit-oriented growth. New York City and San Francisco have concentrated the most growth around transit, while Atlanta and Dallas have done the least.

JERSEY CITY—Mayor Solomon Launches ‘Building for Working Families’: A Housing Agenda That Delivers 
Press Release, The City of Jersey City | June 4, 2026 
Mayor Solomon launched “Building for Working Families,” a housing agenda that ties city support to goals such as affordable housing, union labor, and community benefits. The proposal would require 20 percent affordable units, fund a new park and greenway, and prioritize agreements that deliver benefits to residents.

PLAINFIELD—Plainfield Planning Board Approves 68-Unit Mixed-Use Apartment Building

The Plainfield Planning Board approved a 68-unit mixed-use development located within the East Third and Richmond Street Redevelopment Plan area. The building will include ground-floor retail space and sit near NJ TRANSIT’s Plainfield Station.

NEW BRUNSWICK—New Residential, Commercial Developments Coming to New Brunswick, New Jersey 
Michael Young and Matt Pruznick, New York YIMBY | June 2, 2026 
New Brunswick is set to receive four downtown developments, offering nearly 300 housing units and new Middlesex County offices. Across the upcoming residential projects, New Brunswick will gain senior housing, assisted living units, affordable housing, and special-needs units for formerly homeless individuals. Three of the developments will be within walking distance of New Brunswick Station.

SOUTH JERSEY—New Shuttle Bus Connects 7 N.J. Counties to Jobs, Schools and Healthcare 
Staff, NJ.com | June 1, 2026 
A new South Jersey Transportation Authority pilot program will offer a free regional shuttle bus program across seven South Jersey counties using $5 million in NJ TRANSIT funding. Major stops include NJ TRANSIT hubs, healthcare facilities, and universities.

NEW YORK—N.Y.C. Rent Freeze Wouldn’t Spell Doom for Most Landlords, Report Says

A Moody’s analysis found that a five-year rent freeze on NYC’s rent stabilized apartments would put only six percent of landlords at risk of mortgage default, challenging industry warnings of widespread financial harm. Landlord groups dispute the findings, arguing the report understates the risks facing older and smaller buildings.

Survey Finds Strong Support for Transit-Oriented Development Among Adults 50+

An AARP survey found that two-thirds of adults aged 50 and older agree that it is important to have transportation options beyond driving. Across various demographics, older residents support more transit-oriented development, public transit safety, reliability, and accessibility.

CALIFORNIA—County of Santa Clara and VTA Launch Affordable Housing Partnership 
Press Release, Santa Clara County | May 29, 2026 
Santa Clara County and the Valley Transportation Authority will collaborate on four affordable housing projects, including RISE, a 195-unit development next to the Berryessa/North San José BART Station. Of the 195 units, 49 will be permanent supportive housing for formerly homeless individuals.

FLORIDA—Atlantic Square Opens in Overtown as Miami-Dade County’s Largest Mixed-Income Transit-Oriented Development 
Oscar Nunez, Florida YIMBY | June 5, 2026 
Atlantic Square opened in Overtown with 616 apartments, including 360 workforce and affordable units, and 25,000 sq. ft. of ground-floor retail. Located next to Brightline and Metrorail service, the project is the largest mixed-income transit-oriented development in Miami-Dade County.

CALIFORNIA—To Celebrate a Growing Subway Line, LA Throws a Launch Party 
Dan Zukowski, Smart Cities Dive | June 4, 2026 
LA Metro opened a 3.9-mile extension of the D Line subway, adding three stations that connect downtown LA and Koreatown to Museum Row and Beverly Hills. Officials say the project will boost transit access, support local communities, and lay the groundwork for extensions to UCLA in 2027.

CONNECTICUT—First Housing Projects OK’d Through Connecticut Development Authority

The Connecticut State Bond Commission approved $19 million in bonds for the first four housing projects funded by the new Connecticut Municipal Development Authority. These bonds will support the construction of hundreds of units—with 20 percent affordable unit requirements—for projects located near transit.

ILLINOIS—Advocate Says Northern Illinois Transit Authority Act, Now In Effect, Will Improve Transit Around Chicago Area 
Adam Harrington, CBS News | June 1, 2026 
The Northern Illinois Transit Authority Act took effect, replacing Chicago’s Regional Transportation Authority with the Northern Illinois Transit Authority. The new authority will implement a universal fare system across all transit services and gain the power to partner with municipalities to advance affordable housing developments.

CALIFORNIA—State Law Will Put More Housing Near Transit Stops. This SoCal Map Finally Shows Where 
David Wagner, LAist | June 1, 2026 
The Southern California Association of Governments released an official map showing where high-density housing can be built under SB 79, which will take effect July 1. Tier 1 zones surround LA Metro B and D line subway stations, while Tier 2 zones will be located near Metrolink commuter rail stations.

CANADA—Cities Face Uneven Penalties Under Ottawa’s Housing Accelerator Fund 
Sonal Gupta, National Observer | June 4, 2026 
Canada’s Housing Accelerator Fund gives cities grants in exchange for zoning reforms that allow more housing near transit. But enforcement has been uneven: cities such as Calgary rolled back density rules and still received funding by citing strong housing permit activity. Critics argue this weakens incentives for lasting reform.

COLOMBIA—Bogotá Gets Its Metro

Bogotá, home to the world’s largest bus rapid transit system, launched a trial test for its first metro system after decades of setbacks. Rapid growth has made higher frequency transit a necessary goal for the city, which is nearing a population of ten million residents. The metro launch is expected for March 2028.
